FORTIFIED Roof: sealed roof deck + enhanced shingle attachment + reinforced fasteners. Discount: 5-15% on wind premium typical.

FORTIFIED Silver: Roof + impact-rated openings (windows, doors, garage door). Discount: 15-30%.

FORTIFIED Gold: Silver + continuous load-path connectors from roof to foundation. Discount: 30-50%.

Designation lasts 5 years; renewal involves inspection by IBHS-certified evaluator. Cost to obtain: $250-$500 for inspection; $0 if already FORTIFIED-built.

Miami-Dade / High-Velocity Hurricane Zone (HVHZ) approval

Florida Building Code includes special HVHZ requirements for Miami-Dade + Broward counties. Products marked 'Miami-Dade approved' have passed missile-impact + cyclic-pressure testing.

Outside HVHZ: voluntary use of Miami-Dade-approved products earns the same insurance discount AND code-level upgrade benefits.

Common Miami-Dade-rated products: PGT WinGuard windows, Andersen Stormwatch, CGI Sentinel, Atrium Stormwatch, all impact-rated. Cost: 25-40% premium over standard windows.

How to verify wind-rated construction before offer

Florida-specific: Wind Mitigation Report (OIR-B1-1802 form), required by most FL insurers for discount. Cost: $75-$150 from a licensed inspector. Worth pulling BEFORE offer to know real insurance cost.

Compare premium quote with + without retrofits: get insurance quote on existing structure, then ask insurer what additional features would unlock further discount. Decision: pay $5k now to save $1k/year × 30 years.

When NOT to over-invest

Inland properties (>50 miles from coast in FL; less for higher-density populated coast): wind risk is hail/tornado-driven, not hurricane. FORTIFIED Roof gets most of the discount; Silver/Gold are over-investment.

Older homes pre-1985: structural retrofit cost often exceeds savings. Focus on impact openings + sealed roof deck.
